Nautilus City Land Research Report
« on: March 08, 2010, 10:52:37 AM »
This is a quick update for the Land Sales in Nautilus City. When Blondin gets the Nautilus City sub-Forum going I hope to be posting these reports on a consistent basis. Also remember that these reports go out-of-date as soon as one parcel is sold, taken off the market, or the price changes. Treat these as snapshots in time for looking at trends.
---

This morning, there were 58 parcels in Nautilus City for sale, or 10.4% of the Nautilus City parcels are up for sale.

The lowest priced parcel was in Melqart at L$36,000, the highest priced parcel was in Yamm at L$410,998, and the average price was L$102,242.

Parcels for sale were located in 21 of the 24 sims:
Adherbal - 3
Adon - 3
Anath - 1
Bomilcar - 3
Dido - 1
Elissa - 4
Eshmun 2
Gisco - 2
Hamilcar - 6
Hannibal - 7
Hanno - 1
Hasdrubal - 1
Himilco - 1
Kothar - 1
Magon - 1
Melqart - 6
Shahar - 3
Shalim - 3
Sophonisba - 2
Suniaton - 4
Yamm - 4

Three sims did not have parcels listed for sale:
Baal
Malchus
Yarikh

Tthe average price was L$102,242.

I would like to see a median average that excludes the top 25% and bottom 25% of the set for sale price.

Thanks for providing this, Jean.

I'm curious: how (generally speaking) does that 10.4% (up for sale) compare with past 'snapshots'?

It's been so long since I have done these...not sure there would be any relevance. That's one of the reasons I wanted to see how long it would take to do this just to get a sense of what is happening. I'll try to get one a week done on Monday morning and that may show trends.

I don't have the time now to run a more detailed report, although I did a quick median on all the parcel prices and it was L$223,499. You're correct in your assessment to throw out the top 25% because these really have no chance for sale at this stage.

I wouldn't necessarily throw out the bottom 25%. We have an NCA member Sandro Halsey who started out buying parcels in Malchus but is now looking for low dollar and some high dollar deals. He bought a quad from Robin Ivory in Magon last week just after we bought a double. He has also been buying some of the lower L$ parcels.

Also, these sales snapshots won't track private sales from one individual to another unless they were put on the market first.

Thanks Jean.  I was curious how the number of for-sale lots in Nautilus City compared to the mainland in general.

Sure enough, Tyche Sheperd had some numbers.  She found that about 14% of non-Linden mainland parcels were for sale.  That figure is from the end of December.
